How much does an architect cost in Melbourne?
Our fees reflect the scope, responsibility, and involvement each project requires — not a fixed percentage applied regardless of what the work demands. As a general guide, budget 15–20% of construction cost for total professional fees and authority charges across a typical Melbourne residential project. Every project is considered on its own merits. Architect or draftsperson — which do I need?
It depends on what your project demands. A draftsperson draws the solution you bring them. An architect questions whether it's the right solution — and stays accountable through every stage until it's built. For complex sites, planning overlays, or projects where design quality matters, full architectural service is worth understanding before you decide.

Do I need a planning permit?
Not every project does — but many do, and the consequences of getting it wrong are significant. Whether you need a permit depends on your site's zoning, overlays, the scale of the work, and how it relates to neighbouring properties. We assess this at the start of every project. If a permit is required, we manage the process — including any negotiations with council.

How long does the process take?
A typical residential project — from first conversation to handover — runs between 18 months and three years, depending on complexity, planning requirements, and construction program. Planning permits alone can take three to twelve months in Melbourne. We map the full timeline at the start so there are no surprises.

What does full service mean?
Full service at Aapo covers everything from initial brief through to construction handover — concept design, design development, planning permit, working drawings, and contract administration. One point of accountability, start to finish. Consultant fees — structural, civil, energy, survey — are separate and engaged independently.

Can you work with my builder?
Yes — though we'll always give you an honest assessment of whether they're suited to the project. The relationship between architect and builder is critical. We work best with builders who understand design intent, not just what the drawings say. If you don't have a builder, we can recommend from our trusted network.

Do you handle interior design as well?
We design architecture, interiors, and landscape as one resolved whole — not as separate engagements handed off to different parties. For projects where specialist interior design is required beyond our scope, we'll tell you and can recommend accordingly.
